I bought a house where the previous owner had removed all the garden plants and the topsoil!  we have had some retaining walls and steps built and have now got some topsoil.  However the subsoil is so hard, it needs a pickaxe to make any impression.  Don't suppose anyone living near Swansea has a digger I could borrow please?

Sorry, no digger available! What stingy former occupants!  If you do get hold of a digger......make sure the sub soil stays in place, not mixed with your nice new topsoil.  We had builders in who mixed the two up and I'm forever throwing clay pieces into pots!
